What to do when your roof leaks before the roofer arrives
Age, damage and what is happening under the tiles all decide whether a repair is enough or it is time for new underlayment.
Most roofs do not need replacing as soon as they leak. These are the questions we work through with every homeowner.
How old is the roof?
Tile lasts decades in Scottsdale, but the underlayment under it usually lasts 20 to 25 years. A roof under 15 years old with an isolated leak is almost always worth repairing.
How widespread is the damage?
A few cracked tiles or a failed flashing can be fixed. Worn underlayment across several slopes points to lifting the tiles and replacing it.
What is happening underneath?
Soft or rotten decking means water has been getting in for a while. We check the attic on every inspection so you know before you decide.
